Maintenance Manager - Japan

The Maintenance Manager role at the OMS campus in Tokyo, Japan, is a hands-on role that combines building maintenance, landscaping, and facility management in a cross-cultural ministry setting. You'll work independently to keep our campus safe and functional while experiencing the richness of Japanese culture and contributing to meaningful Kingdom work.
 

Essential Duties and Responsibilities:

  • Facility Maintenance
    • Conduct regular inspections of all campus buildings and infrastructure.
    • Perform preventive maintenance on HVAC, plumbing, electrical, and mechanical systems.
    • Coordinate and oversee repairs for structural issues, roofing, windows, and doors.
    • Maintain safety equipment and ensure compliance with local building codes.
    • Manage inventory of maintenance supplies and equipment.
  • Grounds and Landscaping 
    • Design and maintain campus landscaping to create a welcoming environment.
    • Perform seasonal gardening tasks including planting, pruning, and pest management.
    • Maintain outdoor areas, walkways, and recreational spaces.
    • Manage irrigation systems and water conservation practices.
  • Project Management 
    • Plan and execute facility improvement projects within budget constraints.
    • Coordinate with local contractors and vendors when specialized work is required.
    • Maintain detailed records of maintenance activities and expenses.
    • Develop and implement preventive maintenance schedules.

Skills and Education:
  • Trade certification or formal training in maintenance-related fields.
  • Basic Japanese language skills or willingness to learn.
  • Experience with sustainable and environmentally conscious maintenance practices.
  • Willingness to research and learn compliance with Japanese building standards and practices.
  • Minimum 3-5 years of experience in building maintenance and repair.
  • Proficiency in basic electrical, plumbing, carpentry, and mechanical systems.
  • Experience with landscaping, gardening, and groundskeeping.
  • Ability to operate and maintain various tools and equipment safely.
  • Flexibility and adaptability for cross-cultural ministry.
  • High levels of self-motivation and initiative.
  • Creative and pro-active problem solver.
This is a support-based position that involves raising financial support through ministry partners for salary and other expenses.
